Shreveport/Bossier, LA – (Caddo, Bossier, Desoto Parishes only)

Summary: Sales were up. Average price was down. Inventory is on the rise.

Sales: Home sales in January 2018 were up versus January last year with 253 homes sold versus 204 last year. This was an above average start for the year as average sales in January over the last 5 years has only been 228. Looking at the charts below, you will see that this increase in sales was very different between Caddo and Bossier parishes. Caddo saw increased sales only in the Under $200k price segment while Bossier’s increases were in the $200k—$400k segment. Home sales above $400k were slow in both parishes.

Inventory: Inventory levels are currently at the same level as December but they are on the rise as new listings begin hitting the market daily. There are now 2,126 homes available on the market versus 2,040 at this time last year. With 253 homes sold in January and 2,126 currently on the market, the Monthly Supply (using the 12 month trailing average) of homes remained the same as December at 5.6. Last year at this time the monthly supply was 5.7. At first glance, this is an overall good balance of buyers and sellers since the target is 6.0 months. However, for homes priced $400k—$500k and Over $500k we remain deep into a buyer’s market as there are far too many luxury homes on the market for the amount of homes that are selling each month. The $400k—$500k segment has a 12.5 month supply and the Over $500k segment has a 20.3 month supply.

Prices: With such overweight sales activity in the lower price segments, the average home price for January was only $166,197 which continued its downward slide from last month ($167,953) and is much lower than last year ($182,094). On a price per square foot basis, sale prices this January averaged $85.10 per sq.ft. versus $86.98 last month and $90.12 last year.

Currently, there are 2126 total homes for sale in Shreveport/Bossier. Over the last 12 months, 381 homes have sold per month on average. That’s a 5.6 month supply of homes if no more homes come on the market. Last month 622 homes came on the market.

Currently there are 445 homes priced below $100,000 for sale in Shreveport/Bossier. Over the last 12 months, 95 homes have sold per month on average in this price range. That’s a 4.7 month supply of homes if no more homes come on the market. Last month 136 homes came on the market in this price range.


Currently there are
761 homes priced between $100,000 and $199,999 for sale in Shreveport/Bossier. Over the last 12 months, 152 homes have sold per month on average in this price range. That’s a 5.0 month supply of homes if no more homes come on the market. Last month 225 homes came on the market in this price range.


Currently there are
456 homes priced between $200,000 and $299,999 for sale in Shreveport/Bossier. Over the last 12 months, 90 homes have sold per month on average in this price range. That’s a 5.0 month supply of homes if no more homes come on the market. Last month 148 homes came on the market in this price range.


Currently there are
221 homes priced between $300,000 and $399,999 for sale in Shreveport/Bossier. Over the last 12 months, 28 homes have sold per month on average in this price range. That’s an 7.9 month supply of homes if no more homes come on the market. Last month 57 homes came on the market in this price range.


Currently there are
101 homes priced between $400,000 and $499,999 for sale in Shreveport/Bossier. Over the last 12 months, 8 homes have sold per month on average in this price range. That’s a 12.5 month supply of homes if no more homes come on the market. Last month 26 homes came on the market in this price range. 


Currently there are
142 homes priced above $500,000 for sale in Shreveport/Bossier. Over the last 12 months, 7 homes have sold per month on average in this price range. That’s a 20.3 month supply of homes if no more homes come on the market. Last month 30 homes came on the market in this price range.
