Creating Your Home Staging Essentials Checklist

Posted: November 06, 2019 by Jessica Wimberly

If you’re thinking of selling your home in the near future it’s important to understand the importance of staging and how that can play a vital role in selling your home for the highest price possible.

Today We are diving into some of our favorite staging essentials that you can invest in to up your home’s WOW factor!

Let's start by addressing the questions we get asked the most:

Why do I have to stage my home?

Can’t buyers just visualize how they want it to look?

Be honest, how many of you just asked those questions to yourself?!

Some buyers can see past clutter, walls covered in family photos and outdated decor but most will be easily turned off by an un-staged home. According to a study done by the National Association of Realtors, 77% said that a staged home made it easier for their buyers to visualize the home as their own.

And no need to worry - You can still stage your home on a budget! There are a few simple products you can incorporate into your home to give your decor a modern twist and create a neutral feel without breaking the bank.

First Impressions Count

Does your front door say “Welcome”

The first thing buyers are going to see when walking up to your home is your front door! Replace your door mat with a fresh one and hang a stylish wreath on the door to add warmth (the feeling of “welcome!”) Now is the perfect time of the year to find a fun and welcoming wreath!

Entryway Essentials

Sometimes our entry ways can get cluttered with boots, jackets and other Winter accessories. When you’re ready to sell your home, you clear it all out but do you strip it down so that that it just looks bare?

Some of our favorite items for staging the entry way include decorative coat hooks, a boot tray so people can still take off their shoes but have a pretty place to put them, and a storage bench. You can keep mittens and hats in the storage cubes while also having a place to sit to remove shoes.

The Living Room Is Where You Live

It's ultimate hangout spot! It’s where you binge watch Netflix, curl up with a good book and relax after dinner - it’s where you LIVE! So make sure you’re not neglecting this space when it comes to staging your home.

Remove the family photos. We know you love your family (we love them too!) but buyers touring your house don’t know them so by removing these pictures and replacing them with other decor, it will help buyers picture themselves living there.

Our favorite Living Room Essentials, you ask? Incorporate a stylish mirror - they help make a room look brighter and larger. Other favorites include accent lamps to create ambiance and a cozy throw to hang over the couch. These items help add the warmth factor to you home!

The Heart Of The Home: The Kitchen

This is our favorite spot in the house and for good reason! What other room in the house can you entertain, cook, AND eat family dinners?! You’ll want buyers who tour your house to envision themselves hosting parties and making dinner in your kitchen so it’s important to stage this room before putting your house on the market.

Make sure to clear off the counters. Kitchen counters can become a dumping ground for pieces of mail, kitchen appliances, baked goods and dishes. So it’s important to start with clearing away all the clutter!

When it comes to the kitchen, keep it simple! Swap out hand towels and kitchen rugs with fresh ones. Add a pretty soap dispenser by the sink and a vase with pretty flowers.

A little staging hack: use faux flowers so you don't have to worry about changing them every week. There are lots of shops around town that carry them!
