It’s a pretty simple answer and yet the key to successfully flipping a home.

Check out other homes in the neighborhood and see what type of features they have and what they’re selling for before deciding what type of upgrades to invest in. 

Quartz countertops, high end hardwood flooring and a fancy massive shower might seem like appealing features but if that’s not matching what other homes nearby have to offer, you are probably not going to see any return on investment.

Focus on improving the home to where it makes sense. You can still update a house without going overboard. A new coat of paint will always make things better. Installing new appliances and cabinet hardware are easy ways to improve the look of a kitchen without a major renovation. 

On the other hand, you’ll want to make sure you’re not under-renovating. If you install the lowest end of everything but most of the neighbors do have higher end upgrades, that won’t work out well for you either. It’s all about finding that happy medium.
